Fresh controversy has trailed the over ₦400 million fully furnished mansion in Life Camp, Abuja, reportedly gifted to popular Nigerian content creator, Habeeb Hamzat, popularly known as Peller, and his partner, Jarvis, as documents made available to journalists indicated that the property may be located on a portion of land currently subject to a legal dispute.
The mansion was reportedly presented as a gift by a real estate entrepreneur, King Ochacha, but the development is now attracting attention following claims by Urban Paradise Estate and Yakoson Ventures that the area is part of a disputed property behind Ochacho Estate in Life Camp, Abuja.
According to documents made available to newsmen, Urban Paradise Estate alleged that Paul-B Homes Limited encroached on the disputed property without its consent and subsequently sold portions of the land to Ochacho, Silas Homes, NLG Cooperative and other developers.
The estate further stated that the dispute is currently pending before the High Court of the Federal Capital Territory, Apo, Abuja, in Suit No. CV/116/2026.
In a recent petition, Urban Paradise Estate alleged that despite the pendency of the matter, Paul-B Homes Limited had continued construction activities on portions of the disputed land, even after being served with relevant court processes through substituted means.
The petitioners said the development had raised concerns among affected investors and other stakeholders, particularly over compliance with ongoing judicial proceedings and respect for due process.
They appealed to President Bola Ahmed Tinubu and the Minister of the Federal Capital Territory, Nyesom Wike, to intervene and ensure that all parties involved respect the rule of law and refrain from further activities on the disputed land pending the final determination of the suit.
The petition stated:m “It is important to stress that the ownership dispute remains sub judice and subject to the final determination of the court. No party should therefore be treated as having been finally vindicated or condemned until the court reaches its decision.”
The petitioners commended President Tinubu for what they described as his continued emphasis on the Renewed Hope Agenda, institutional reforms and the strengthening of the rule of law and due process in Nigeria.
They also acknowledged Wike’s efforts to restore order, planning discipline and accountability within the Federal Capital Territory.
“It is in this same spirit that we appeal to the FCDA and other relevant FCT authorities to ensure that the rule of law is fully respected in this matter, that no development takes place in defiance of valid court processes or orders, and that the rights of all legitimate stakeholders are protected pending the determination of the court,” the petition added.
Urban Paradise Estate further urged members of the public and prospective investors to exercise caution and conduct proper due diligence before committing funds to properties within the affected area.
“Those already developing properties on the affected land are urged to seek proper legal clarification and take appropriate steps to protect their investments pending the resolution of the dispute,” the petitioners stated.
The petitioners maintained that the matter remained before the court and urged all parties to allow the judicial process to run its full course.
As of the time of filing this report, no final judicial pronouncement had been made on the ownership of the disputed land, while the allegations against the parties mentioned remain subject to the determination of the court.
